Why is my hot water system not hot enough?
A. Your hot water tanks temperature is controlled by 2 devices. One is the tanks thermostat, and it can either be responsible for overheating the tank to the point of boiling or under heating the tank where the water is only warm or tepid. In either situation a replacement thermostat would be recommended. The other device that can cause water temperature problems is the ‘Temp” valve. This valve is required by law in all states of Australia to be fitted to all domestic hot water tanks. Its function is to adjust the temperature of the hot water before it enters the premises to a safe 50 degrees Celsius. If the valve becomes faulty it can fail to mix the hot and cold water evenly, and the water coming to the house hot taps can be cooler than expected. Because Temp valves are a “Safety’ valves they cannot be “Repaired”, only replaced.

Does my hot water system need to be replaced or can it be repaired?

Depending on what parts need to be replaced, including the cost of the parts, and the labour required to replace the faulty parts, our Gem plumbers may advise that the repair is not worth the expenditure on the old system, and the money would be better spent on a new replacement tank.
